Back in May, an email landed in our inbox from a couple who already knew where they were headed next.

Out of province... we're talking a big move here.

They weren’t looking to list right away. They were thinking ahead. They wanted to sell later in the summer, but first they wanted to meet us, understand how we worked, and make sure it felt like the right fit.

Dora met them at the house after work, walked through it with them, talked about timing, and started mapping out what the next few months could look like.

Summer did what summer does, and August came quickly.

On August 6th, the house went on the market. Four days later, an offer came in and less than two weeks after the sign went up, it was sold.

And now the plan they first talked about months ago is actually happening.

That’s probably my favourite part of this job. Not the sold sign itself, but getting to see something that started as a conversation around a kitchen table turn into someone packing up and heading toward the next part of their life journey.

First up, Paul Deek.

I could give you the usual bio. How long Paul has been in real estate, what he specializes in, how many clients he has helped.

But that isn't really how I know him.

I know Paul as someone who genuinely cares about people.

He is kind and warm. And despite being a pretty big guy, there is such a gentleness about him.

Paul is the person who gives you encouragement when you need it, a little push when you need that too, and a steady voice when things feel uncertain.

He shows up for people. Not because he has to, but because that is genuinely who he is.

He is calm, thoughtful and approachable. The kind of person you can talk to without ever feeling rushed or judged.

And even if you knew nothing about his life outside of real estate, I think after one conversation you could probably guess that he has a coach's heart.

He listens. He encourages. He sees potential in people. And he has a way of helping you find your footing without ever needing to take over.

That is the Paul I know, and one reason I am so grateful he is part of this team.

Canada’s inflation rate just rose to 3.0%.

And I can already imagine the reaction:

“Does this mean interest rates are going back up?”

Not necessarily.

A large portion of the increase came from gasoline prices.

Take gasoline out of the equation, and inflation was 2.2%.

So while today’s headline sounds concerning, it doesn’t automatically mean we’re heading back into another cycle of rapidly rising rates.

For Ottawa buyers, I wouldn’t let one inflation report completely change your plans.

And for sellers, this number alone is unlikely to suddenly change buyer behaviour.

Much bigger factors still affect the local market: affordability, inventory, competition, pricing, and the individual property.

The bottom line? 3% sounds scary. The context is a lot less dramatic.

Would this inflation number make you delay buying a home?

That’s the part of real estate we never want to lose sight of. A home is personal. Selling one can feel exciting, stressful, emotional, and sometimes all three at once.

Before you spend thousands getting your home “ready” to sell, it’s worth knowing what buyers in your area actually care about.

Sometimes fresh paint and a few small fixes are enough. Sometimes an update makes sense. And sometimes that big renovation won’t give you back what you put into it.

The goal isn’t to make your home perfect. It’s to spend wisely.

There are still some really encouraging pockets in the Ottawa market right now.

Homes around the $600K to $650K range are continuing to move well, and when they’re priced properly, we’re often seeing buyers respond pretty quickly.

As you move into the $850K+ range, things naturally slow down a little because the buyer pool gets smaller.

Condos, especially downtown, are a different story. There’s a lot of inventory, which means buyers have more choice and sellers need to be a little more strategic.

The good news is, there are still opportunities on both sides. Buyers have options, and sellers in the right price range are still seeing good activity.

It’s just a market where the details really matter.
