#2 - Clean the Gutters (Yes, Again) 🍂

We know. It feels like you JUST did this. But those maple and oak trees Ottawa loves so much are about to stage a full leaf-drop production, and your gutters are the unwilling stage.

Clogged gutters in fall = ice dams in winter = water finding its way into places water should never, ever go (like your ceiling).

Pro tip: Add a gutter cleaning to your calendar for late October and again after the leaves fully drop in November. Two passes save you one very unpleasant spring surprise.

#1 - Give Your Roof the Side-Eye It Deserves 👀

You don't need to climb up there yourself (please don't, that's what insurance claims are made of), but do a visual check from the ground or grab the binoculars.

Look for:
‣ Missing, curling, or cracked shingles
‣ Flashing that's lifting around chimneys and vents
‣ Granules collecting in your gutters (a sign your shingles are aging faster than you'd like)

Our region gets hit with everything—freeze-thaw cycles, ice storms, the occasional dramatic hailstorm. A small issue now becomes a "why is there a waterfall in my attic" issue by February.

If anything looks off, call a roofer before they get slammed with the pre-winter rush. 📞

Ottawa’s housing market slowed noticeably in August, with sales falling more sharply than usual for the season. Still, pricing remained relatively stable, showing that the market is not moving in one direction across the board.

◦ 1,002 homes sold, down 18.6% from August 2025
◦ Average sale price: $688,253, up 0.3% year over year
◦ Median sale price: $622,357, down 1.2% year over year
◦ Months of inventory: 4.5
◦ Sales-to-new-listings ratio: 47.3%

Buyers are seeing more choice and less urgency, while sellers need to be realistic with pricing and make sure their home stands out.

Ottawa’s July market remained steady as we moved into the summer season.

- 1,325 homes sold, up 0.2% from July 2025.
- Average sale price: $683,308.
- Median sale price: $635,000.
- Sales-to-new-listings ratio: 52.4%.

Single-family homes continue to show the most stability, while townhomes and apartments remain more sensitive to increased supply.

For buyers, there’s choice. For sellers, accurate pricing and strong preparation are essential.
