Ottawa’s 2026 real estate outlook is officially here — and the message is clear: stability is returning.
According to the newly released Royal LePage 2026 Market Survey, home prices in Ottawa are expected to rise 2% by the end of next year, with demand normalizing and buyer confidence steadily rebuilding.

Here’s what the forecast shows:

🏡 Aggregate home price (Q4 2026): $788,970 (+2%)
🏠 Single-family homes: $907,488 (+3.5%)
🏢 Condos: $408,646 (+1%)

“Consumers are looking for stability — and with consistent lending rates and returning demand, Ottawa’s market is poised for a healthy and more predictable 2026,” says Jason Ralph, President & Broker of Record, Royal LePage Team Realty.

What this means for buyers & sellers:
• Expect a more traditional rhythm: busy spring → slower summer → active fall
• Buyer activity is already rising after recent rate cuts
• Market fundamentals remain strong and resilient
• No major negative impact expected from federal workforce shifts

Ottawa continues to stand out as one of Canada’s most stable real estate markets.

If you're planning a move in 2026, now is the time to start preparing — we’re here to guide you with trusted, data-backed insights.

What’s an amortization period, and how does it affect your monthly payment? We break it down here: Amortization Period – The total time to pay off your mortgage (typically 25 or 30 years in Canada).

Term – The length of your current mortgage agreement (usually 1–5 years).

Interest Rate – The cost of borrowing money, which is set for the duration of your term.

So, what’s the difference?
A longer amortization gives you smaller monthly payments — great for first-time buyers or if you want extra cash flow.
A shorter amortization means larger payments, but you pay off your loan faster and save significantly on interest.

Which is the best setup? Here are some tips:

If you're early in your career or cash flow is tight, a 30-year amortization gives you flexibility now — and you can always increase payments later when you're ready.

If you can afford slightly higher payments, a 20–25 year amortization hits the sweet spot for equity growth and long-term savings.

Want to be mortgage-free faster? Go for a shorter amortization (15–20 years) and ask about accelerated payment options (biweekly or weekly).

Bonus tip: Even with a longer amortization, you can still pay off your mortgage faster by using prepayment privileges — ask your lender how much extra you can pay per year.

Bottom line: The best setup depends on your current budget, future plans, and how quickly you want to build equity.

Let’s run the numbers together — we’ll help you find a strategy that fits both your lifestyle and long-term goals!
