**DESIGN TIP | Let’s Talk Front Doors 🚪✨**

If you know me, you know I LOVE a beautiful front door. And I love colour! 🎨

I’ve been recommending blue doors since 2012 💙, loved a beautiful green last year 💚, and somehow surprised myself by choosing a natural wood look for my own new house. 🤎

Your front door is one of the first impressions your home makes, and you don’t need a huge renovation to make an impact. A fresh coat of paint, beautiful hardware, planters and good lighting can completely change your curb appeal. 🏡✨

**OTTAWA MARKET UPDATE | Hello August! ☀️🏡**

I cannot believe it’s already August! I’m honestly not sure what happened to July… and the weather certainly played a few games with us. 😂🌦️

Now that we’re well into 2026, it’s a good time to look at how Ottawa’s real estate market is comparing to 2025. 📊

The biggest thing I’m seeing?

✨ **More balance. More choice. And buyers are taking their time.**

🏡 Single-family homes are averaging around **$880,000**, up approximately 1% from last year
📉 Sales are down about **6%** compared with the first half of 2025
🏷️ Homes are selling for approximately **98.5% of asking price**

So what does that actually mean? 🤔

Homes are generally being priced appropriately, sellers are meeting the market where it is, and buyers aren’t feeling the same pressure to rush into a decision.

And something I’ve really noticed lately… **buyers are circling back!** 👀🔄

They’re viewing homes, comparing their options, taking some time to think and sometimes coming back for another look. There’s simply more room to make a thoughtful decision.

🏘️ **Townhomes are particularly interesting right now.**

Listings are up approximately **27%**, while the average price is down around **3%**. That’s a LOT more inventory, particularly in the suburbs, and it’s giving buyers more choice and negotiating power. 🔑

Semi-detached homes, on the other hand, are holding their value. 📈

And just so we’re clear… an end-unit townhome is NOT a semi-detached home! 😂🏡

Then there’s my favourite word in real estate…

**LOCATION. 📍**

When we look more closely at the numbers, detached homes in Ottawa’s core neighbourhoods continue to sell. That’s part of what’s helping push the average detached sale price above where we were in 2025.

This is exactly why I talk about location so much. The market can change, but where your home is will ALWAYS matter. 📍✨

And if you’re thinking about selling this fall, strategy matters. 🍂🏡

Five years ago, we could have 20 buyers competing for one house. Today, a buyer may have five homes to choose from.

**There are options now, and that matters.** 🔑

Pricing, presentation, timing and location all have to work together.

A real trend worth knowing about if you're thinking of selling. 🏡

Designers this year have been vocal about one thing in particular: the formal living room that goes unused. The consensus is that rooms which look beautiful but feel unlivable are starting to feel dated, and buyers are responding to spaces with a clear purpose.

📚 A front room staged as a reading nook, 💻 home office or 🎹 music (or art) corner helps buyers picture themselves living there. An untouched showroom sofa? Not so much. I always say that people buy a new life- a new lifestyle!
