🏠📈Ottawa Market Update - February 2026 vs March 2026

The market picked up significantly from February to March, with activity rising across all property types. Homes are selling faster, and more listings are coming to market, showing clear momentum as the spring market begins.

Detached homes remain the strongest segment, with rising prices and strong buyer demand keeping pace with new supply. Townhomes are also performing steadily, with moderate price growth and balanced conditions.

Condos are seeing softened prices suggesting more competition amongst sellers and greater opportunities for buyers.

Overall, the market is becoming more active and competitive, with strong demand in freehold homes and emerging opportunities in the condo segment.

📈🏡Ottawa Market Update - February 2026 vs January 2026

Detached home prices edged slightly higher, while townhomes saw a small pullback compared to the previous month. Condos showed the strongest momentum, with prices rising more noticeably as demand continues to grow in the more affordable segment of the market.

At the same time, the pace of the market hasn’t changed much. Homes are taking about the same amount of time to sell, and both new listings and sales activity remained consistent month over month.

Overall, the market remains balanced, with steady activity and condos currently leading the price growth.
