🍂 Happy Thanksgiving!

This year feels a little extra special. Becoming a grandfather has given me even more to be grateful for, and I am really looking forward to spending time with family, slowing down, and enjoying the season.

I am also thankful for Theo, who continues to take his assistant duties very seriously and makes every day a little more entertaining. 🐾

📊 Much ado about nothing might be the best way to describe Ottawa’s September real estate market.

The fall increase in activity many were anticipating did not arrive. Sales were down 6.6% compared to last September and remained virtually unchanged from August, while new listings continued to come onto the market at a normal seasonal pace.

The result is more choice for Buyers, with overall inventory reaching 4.8 months, the highest level we have seen in 10 years. Despite that added competition, Sellers appear to be holding relatively firm on price. The average sale price was down just 1.0% year over year and showed very little movement from August.

For Buyers, there are more opportunities to consider. For Sellers, pricing and positioning are increasingly important. In a market like this, having a clear strategy matters.

🍂 October in Ottawa is one of the best times of year to get out and enjoy the city.
