🏡 Joy’s Market Minute | Ottawa Real Estate
A more balanced market is here.
September’s numbers continue to show a shift toward a more normal, familiar real estate market in Ottawa — one where buyers have more choice and sellers need to be strategic.
Here’s what we saw in September:
📊 1,010 homes sold — down 6.6% from September 2025
🏠2,927 new listings — up 3.0%
🔑 4,813 active listings — up 7.9%
📅 4.8 months of inventory — compared with 4.1 months last year
💰 $685,640 average sale price — down 1.0%
💰 $625,000 median sale price — down 0.8%
⏱️ 27 median days on market — compared with 22 days last September
What does this mean?
Buyers have more choice and more time to make thoughtful decisions. Sellers are still selling, but pricing, preparation and presentation matter more than they did in the fast-paced markets we experienced a few years ago.
And I think that’s worth pointing out.
This isn't a market that needs dramatic headlines. It’s a market finding its balance.
In many ways, we're seeing a return to a more traditional Ottawa real estate market — one where buyers and sellers both have a role to play, and good strategy makes a difference.
If you're thinking about buying or selling, I’m always happy to help you understand what the numbers mean for your particular neighbourhood and price range.
