Most buyers think pre qualification and pre approval are the same.

They are not. And the gap shows up at the worst possible moment, right when you are ready to make an offer.

Pre qualification is a quick estimate based on what you tell the lender. Nothing is verified. It takes minutes.

Pre approval is the real thing. The lender checks your income, your debt and your credit, then confirms what you can actually borrow.

🏑 In 1997, my family moved into a brand new community in a little village south of Ottawa. I was about three years old. That village was Greely.

I learned to skate on the pond. I swam in the lake every summer. I watched the Canada Day water ski competition like it was the biggest event of the year. I spent my whole childhood here.

🏑 Greely has some of the most peaceful streets and beautiful custom homes in Ottawa's south end. It also carries a cost of ownership most buyers underestimate.

Here's the part the listing photos don't show you.

Greely is almost entirely detached living. There are no condos and only a small share of townhomes, so the entry price already runs higher than Findlay Creek or Riverside South. Then come the ongoing costs that scale with bigger homes and larger lots: heating, utilities, rural internet, and the occasional surprise expense that rural and estate properties bring.

Houses held their value and even ticked up. Condos and townhomes softened, with condo prices down almost 7% from last year.

Which means the citywide average barely tells you anything. What matters is your property type and your community.

Here in the south end, things stayed steady through May. Balanced, fair, and very specific to the home.

Here's how it played out.

Our clients were relocating to the Ottawa area and the clock was already running.

The hard part wasn't finding a condo. It was the timeline.
