Michelle Donaldson Rouleau, Sales Representative - Royal LePage Team Realty I help families in Ottawa realize their freedom dreams by facilitating strategic property transitions using my Next Chapter Method. DM for a copy. So I did.

I grew up watching my parents build a full, happy life in the same cozy family home. That experience shaped how I see real estate—not just as buying and selling houses, but as creating the foundation for the next chapter of life. I moved to Ottawa to study at Carleton University, where I pursued European and Russian Studies (and met my husband, Jay, in a Russian class—proof that life has a sense o

f humour). After graduation, I was encouraged by my mother-in-law, a REALTOR®, to try real estate myself. I’ll be honest: the early years were tough. I was young, underestimated, and had to work harder to earn trust. I listened, learned, and kept showing up. Over time, I built what I now call the Next Chapter Method—a thoughtful, step-by-step approach designed especially for Ottawa’s Gen-X homeowners who are navigating big transitions like downsizing, upsizing, or redefining what “home” looks like next. More than 13 years later, I still love this work. Today, I’m known for guiding clients with clarity, honesty, and calm—helping them feel confident, supported, and never rushed. I believe real estate should feel less overwhelming and more empowering. When I’m not working with clients, you’ll find me reading (a lot), learning, and constantly looking for ways to improve the experience for the people who trust me with their biggest decisions. My goal is simple: to help you move into your next chapter feeling excited, supported, and at home.

Nobody tells you the real list before you sell.

It's not paint colours or counters. It's the calls you put off making.

What's the one thing you keep telling yourself you "just need to do" before you list?

Put it below. I'll tell you if it actually matters.

Which Ottawa neighbourhood actually fits your life?

Not the one with the best Instagram photos. Not the one your friend bought in. The one that matches how you actually want to live.

Westboro if you want to walk everywhere and don't mind the competition.

Barrhaven if space and value matter more than a quick errand run.

The Glebe if character is non-negotiable and you're patient.

Stittsville if you want room now and growth later.

Hintonburg if you see what's coming before everyone else does.

I help people figure out which one is theirs. Not which one is "best."

Drop your neighbourhood below. Curious which ones come up most.

This is the whole philosophy behind how I work.

The house serves the life. Not the other way around.

If you're thinking about a move and you haven't done a proper life audit first, that's where we start.

What does your next chapter actually need to look like?

Ann had just lost her partner.

And suddenly, the house they shared felt like a second job.

The lawn. The driveway. The exterior upkeep. All of it was hers now. Alone.

She wasn't looking to downsize her life. She just didn't want to maintain a property that no longer fit it.

The tricky part? She didn't need someone to rush her. She needed someone to walk her through what was coming so she could take her time and make the right call.

That's where we started.

We mapped out every step before she had to take it. No surprises. No pressure. Just a clear picture of what needed to happen and when.

She moved into a condo with a similar amount of space. Same comfort. Zero shoveling. Zero lawn care. No more worrying about what the roof or the yard needs next spring.

She kept her life. She just shed the weight that came with it.

If you're an Ottawa homeowner sitting on a lot of equity and a house that's starting to feel like too much, this is exactly what I do. I help you turn that equity into a life that actually fits where you are now.

No rush. Just a plan.

Drop a comment or send me a message. Happy to talk it through.

Tried the polished, professional thing. It was not really my vibe. This is what you get instead and the right clients find me faster because of it.

If you are looking for someone a little different 👋 hi - that is me.

That number isn't a benchmark. It's history.

Your next home doesn't owe you square footage. It owes you a life that fits where you are right now. Not where you were twenty years ago when you needed the space, the yard, the extra rooms for kids who now have their own mortgages.

Measure the next place by what it gives back. A Saturday with no maintenance list. A utility bill that doesn't make you wince. Energy for the things you actually want to do.

That's the math that matters now.

What would you do with a Saturday that wasn't eaten up by the house? I'm genuinely curious. Drop it below.

If it had sh*t on it, would I clean it or toss it?

Not a metaphor. Completely literal.

If the answer is toss it, why are we keeping it clean right now?

Run this on every drawer, every shelf, every "I'll deal with it later" pile. It'll change how you see everything in your house.

What's the first thing you're testing this on? Drop it below 👇

Dinosaurs didn't have a Next Chapter Method.

Coincidence? I think not.

Look, I'm not saying downsizing will save you from a meteor. But it might save you from five bedrooms, three bathrooms, and a yard you mow out of guilt.

The exit strategy exists. The dinosaurs just didn't have me.

What room in your house are you most ready to say goodbye to? 👇

People ask me all the time how I work.

Here's the honest answer.

I'm not here to sell you anything. I'm here to help you figure out if a move makes sense. And if it does, to make sure you do it right.

That means I'll tell you when something's overpriced. When the timing's off. When the house you love isn't worth what they're asking.

I've talked people out of deals. I've told clients to wait. I've said "not yet" more times than I can count.

Because my job isn't to close. It's to guide.

If that sounds like the kind of person you want in your corner when you're making one of the biggest decisions of your life, let's talk.

⬇️ What's one thing you wish you'd known before your last real estate transaction?

Buyers have quietly stopped negotiating. And most sellers don't know it yet.

New builds trained a generation of buyers to see a price and decide Yes or No.

No low offers. No back and forth.

That behaviour didn't stay in the new build market. It followed them into resale.

So now we have buyers who won't come in until they see their number. And when they don't see it, they move on.

They're not circling back. There are too many other options.

The old strategy of building negotiating room into your list price is costing sellers the very buyers they were trying to attract.

The market has already moved. The question is whether the pricing strategy has moved with it.
