Property Tax Review Services

Property Tax Review Services Property Tax Review Services is a realty assessment and municipal tax consulting firm owned and operated by Mr. Glenn Lucas.

Property Tax Review Services got its start when founder Glenn Lucas, an Ottawa real estate entrepreneur, began appealing taxes on his own local properties. His previous business experience — in development, management and ownership of residential lots, multi-residential buildings, commercial/industrial sites, shopping centres, malls and retirement homes — made him the right man for the job. And hi

s successes prompted other property owners to ask him to handle their fights for fairness, too. He started Property Tax Review Services to meet the demand and now, 28 years later, Glenn represents approximately 6,000 properties throughout Ontario and Quebec. Recognized for the depth of his experience, Glenn was appointed to the 2001 City of Ottawa Task Force on property assessment and property tax issues, reporting to the Ontario government. The company office is located in Ottawa, where Glenn and a seasoned staff of 11 (including qualified appraisers with AACI designations) keep appeals on track.

Commercial property owners need to brace themselves, too. If your property has experienced a notable change, it may be an error. Go over every last period and comma of your assessment notice. Compare it to the last one. If you do feel an error has been made, the deadline to file an appeal is March 31, with dates for Requests for Reconsideration earlier in February and March.

Property values go up and they go down. Driven by the vagaries of market demand or lack thereof. But property has both a sale price and an assessment.

The outlook is positive for London’s commercial real estate market thanks to a thriving local tech and digital media sector and low industrial availability rates in the city.

According to the firm, London’s industrial availability rate now stands at 7.8 per cent, the lowest it’s been since before the 2008 economic recession.

A simple test from MPAC

To find out if your assessed value is accurate, simply ask yourself this question - could you have sold your property for its assessed value on the valuation date listed on your Property Assessment Notice? If the answer to this question is yes, then your assessed value is probably correct.

We want to make sure the classification and assessed value of your property are accurate. If you don't think they are, call us at 613-860-1161.

MPAC’s job is to accurately classify and value properties in Ontario in compliance with the Assessment Act and regulations established by the Ontario Government.
