📈 MAY MARKET STATS!

Ottawa’s housing market remained balanced in May, with sales rising from April as the spring market picked up, but still down 10.6% compared to last year.

With more inventory available, buyers are enjoying greater choice and flexibility, while sellers who price strategically are still achieving solid results!

Ottawa’s market is bouncing back this spring!
Activity picked up in April after a slower winter with more listings giving buyers more choice, keeping things fairly balanced.

While the outlook is a bit cautious with slower growth expected, stable interest rates are helping boost confidence.

Overall, momentum is building and buyers are starting to re-engage 📈

Ottawa’s market is starting to wake up as we head into spring.

After a slower winter, I’m seeing more activity pick up - especially with single-family homes. Sales are still a bit below what we’d normally see for March, but things are definitely moving in the right direction.

Inventory is up, which is giving buyers more options, but homes are still selling at a steady pace. Overall, it’s keeping things pretty balanced, with conditions tightening slightly.

Prices have also inched up for the second month in a row, which is a good sign that demand is building again.

All in all, we’re still in a balanced market, but momentum is picking up and I’m expecting a more active (and stable) spring ahead.

Ottawa’s housing market stayed fairly quiet in February with 780 homes sold, but it’s looking more balanced than slow 📊 With more inventory available, buyers have more choice and time to make decisions.

The average home price was $662,773, only slightly down from last year. As demand is expected to pick up through 2026, we could see a more active spring ahead while still keeping things balanced for buyers and sellers 🏡📈

‼️ JANUARY STATS ARE OUT!

Ottawa’s real estate market is off to a steady start in 2026. Buyers have more choice thanks to higher inventory, while sellers are seeing the importance of pricing accurately from the start. Prices are slightly lower than this time last year, especially for townhomes and condos, with detached homes holding up better.

January sales were in line with normal seasonal trends, and the average home sold for $641,436. With 4.4 months of inventory, the market is sitting close to pre-pandemic levels — balanced, stable, and far from overheated.

Fewer homes changed hands compared to last year, which is pretty typical this time of year 📉
Prices stayed relatively steady overall 💰

• Townhomes held their ground and showed some solid resilience 💪

Ottawa’s real estate market remains steady heading into winter. Sales rose 8.1% from September, with 1,177 homes sold, while prices climbed to an average of $709,002—up 5.7% from last year.

Inventory levels eased slightly, keeping the market in balanced territory. The Bank of Canada’s recent rate cut to 2.25% has brought some optimism, though many buyers and sellers remain cautious amid broader economic uncertainty.

Overall, Ottawa continues to show balance, stability, and resilience as we close out the year!

🚨 September real estate stats are out!

Sales slowed slightly to 1,089 homes, but prices stayed strong with an average of $690K — up 0.3% from last year.

Inventory rose to 4,388 listings, creating a more balanced market and more choice for buyers.

With the Bank of Canada’s recent rate cut, we could see more activity picking up this fall. 🍂🏡
