The fall market is here, and who you choose matters.

Experience in real estate and experience in the market you are entering right now are not always the same thing.

Ottawa recorded 1,002 home sales in August, down 18.6% from last year. Months of inventory increased to 4.5, while the average sale price remained comparatively steady at $688,253.

That does not mean every home or neighbourhood is behaving the same way. It means pricing, presentation, strategy and negotiation all need to respond to what buyers are doing now.

Through 55 transactions so far this year, we have watched buyer behaviour change, negotiations become more nuanced and the strategies needed to get a property sold change with them.

That is really the point. Experience is not only about how long someone has been in the business. It is also about being actively involved as the market changes.

The Bank of Canada held its policy rate at 2.25%. So mortgage rates are staying exactly where they are, right?

Not necessarily.

The hold was expected, but the Bank’s tone was more cautious. It said that upside risks to inflation have increased, while high energy prices and new tariffs are adding uncertainty.

Long-term bond yields have also moved higher. That matters because fixed mortgage rates are influenced by the bond market, so a steady policy rate does not guarantee that every borrowing rate stays put.

For buyers, this is a good time to keep your pre-approval current and run the numbers again before making an offer.

For sellers, affordability is still shaping what buyers can and will pay. Pricing for the market in front of you matters.

This is not a prediction that rates are about to jump. It is a reminder that a rate hold and a frozen mortgage market are not the same thing.

The next scheduled Bank of Canada rate announcement is October 28.
