Their friends almost convinced them to make a $1M mistake. đ
My first-time home buyers had already bought a home with my help.
During the conditional period, they called me with another idea:
âShould we buy a $1M detached home instead? It could become an investment property later.â
On the surface, it sounded like a great idea.
But after asking the right questions, I realized somethingâŚ
They didnât actually need a detached home.
They were considering it because their friends told them, âIf youâre buying, you should buy detached.â
So instead of telling them what they wanted to hear, we looked at what actually made sense for their goals, lifestyle and finances.
The result?
They bought another townhome within their budget.
And when they eventually decide to move, they could potentially have two income-producing properties.
If their plans change, they could potentially sell one as a principal residence and use the equity toward a bigger home.
The lesson?
Your friends can give you advice.
Your family can give you advice.
But advice isnât the same as professional guidance.
When youâre making one of the biggest financial decisions of your life, you deserve someone who will ask:
âDoes this actually make sense for YOU?â
ânot justâ
âWhat can I sell you?â
Thatâs how I work.
