A notice to all B.C. home inspectors sent out by Consumer Protection B.C this morning.

"In the current real estate market, some home inspectors have been providing services that look different than what traditionally would be considered a home inspection. These services may be smaller in scope and conducted when a consumer is looking at multiple homes over a day.

As a home inspector, regardless of what you are offering or what you call the service, if you are providing an opinion on a home and its systems for the purpose of sale or purchase of a home, these services are a home inspection.

If you are offering a service that is considered a home inspection, you must comply with the Home Inspector Licensing Regulation. Specifically, section 12 (home inspection contracts) and 13 (home inspection report) requirements. A clause stating that these services are not a home inspection does not take away the need to comply with the law.

I know it can be daunting, but here's a list that can save you a lot of headache if you just take an hour to do it today.

DECEMBER TO DO LIST
• Test Carbon Monoxide and Smoke Detectors
• Check for Ice Dams and Icicles
• Clean Garbage Disposal
• Inspect Appliance Hoses
• Check Sinks and Toilets for Leaks
• Replace your furnace filter if you haven't in three months

That's it! Enjoy the rest of the months and those other lists!

So, you’re buying a home and your dad or dads want to help you with the home inspection. Sharing the experience with your dad can be a great bonding opportunity. Your dad may even have practical knowledge about homes and repairs. But the expertise limitations usually end there, in the light of using the professional training and expertise of a home inspector who is a member of the Home Inspectors Association BC.
They may also have emotional attachment, or personal biases that could affect your judgement on the property. Frankly, your home inspector doesn’t care that you like mid-century modern or how close you are to the school.
As well, Dad may have a checklist, but can he provide a detailed report, wth photos, outlining the condition of the property and any recommendations?
While bringing your dad on the inspection may seem like a fun and personal experience, it’s crucial to balance it with the need for a professional and unbiased assessment of the property.

Home inspectors shall not, directly or indirectly compensate, provide or receive a thing of value, inducement or reward:

a. to realtors, brokers or other parties having a financial vested interest in the closing or settlement of real estate transactions.

b. for the referral of any business to the inspector or the inspection company, or for inclusion on a list of recommended inspectors, preferred providers, or similar arrangements.

This is an important point of the Code of Ethics, and one that definitely crosses the line when it comes to choosing someone you trust. Over the years, we’ve seen monetary amounts, bottles of alcohol, and other heavy kickbacks back to realtors over the years. It’s very important that home inspectors have a careful relationship with realtors. Of course, relationship marketing to realtors does happen, and it’s important that realtors are aware of a good inspector’s reputation and business practices; but there should be no inducements, or financial vested interest. Many inspectors over the years have developed good relationships with realtors who understand that in many cases, a good inspector who has integrity and develops an honest report also benefits them.

Home inspectors who belong to the Home Inspectors Association BC adhere to a crucial ethical guideline: they shall not, directly or indirectly, compensate, provide, or receive a thing of value, inducement, or reward.

This rule in the Code of Ethics ensures the integrity of the inspection process, preserving objectivity and transparency. By refraining from any form of bribery or enticement, inspectors maintain their commitment to unbiased assessments of homes. This principle safeguards the interests of both buyers and sellers, promoting trust and fairness in real estate transactions. Upholding this standard is not just a matter of professional ethics; it's a fundamental step in safeguarding the integrity of the home inspection industry.
