Buying a cottage with a septic system? Here are five key things you need to know:

1. Understand How It Works

A septic system treats and disposes of household wastewater in areas without municipal sewers. It typically includes a septic tank (where solids settle) and a drain field (which disperses treated water into the soil). Regular maintenance is essential to prevent backups and costly repairs.

2. Inspection is a Must

Before purchasing, have a licensed septic inspector check the system’s condition. Look for issues like tank cracks, leaks, or drain field failure. In Ontario, sellers must disclose known problems, but an inspection offers peace of mind.

3. Know the Pumping Schedule

A septic tank should be pumped every 3 to 5 years, depending on usage. If the cottage is used seasonally, this interval may be longer but neglecting it can lead to overflows and system failure.
