5 questions to ask at every showing in Penticton, BC

Walking through a home is exciting, but the right questions separate informed buyers from those who discover surprises later. Here are five I always recommend:

1. **HOA and fees** — If there's an HOA, ask about monthly costs, what they cover, and any upcoming special assessments. This directly impacts your true monthly payment.

2. **Schools and catchment** — Even if you don't have kids now, school boundaries affect resale value. Confirm which schools service the property and their reputations locally.

3. **Neighborhood feel** — Ask the agent or seller about noise levels, foot traffic, street parking, and community vibe. A house is only as good as where it sits.

4. **Recent updates** — Find out what's been done in the last 5 years: roof, furnace, plumbing, electrical. This tells you what major expenses might be coming.

5. **Seller motivation** — Understanding *why* they're selling (relocating, downsizing, timing) sometimes reveals what they know about the property or neighborhood that you should too.

These five questions take maybe 10 minutes but save you thousands in surprises and regret. I use them on every showing, and my clients do too.

💃🪇💃. I want to thank everyone from the Penticton dance community who came out to dance at our Salsa party two weeks ago. It was in conflict with a lot of other special events going on that night, so I really appreciate the support, and of course, will try to bring lots more.
