Thinking about buying a fire-damaged house in Penticton? A fire-damaged house is priced for the damage you can see. Most of the cost is in the damage you can't.

Heat cooks wiring well away from the flames. Smoke gets into walls, attics and ducts of rooms that never burned. Firehose water soaks floors and insulation the fire never reached.

Before you buy one, ask for the building permits and final inspections, the insurance scope of work, and any engineer's report. In an older house, test for asbestos before anyone opens a wall.

sell first or buy first, when you're downsizing.

sell first and you know your number, but you might be renting in between. buy first and you can move once, but you're carrying two houses, at least briefly.

neither is wrong. it comes down to your financing, and whether you could carry both for a while.

when is it time to leave the family home.

not an age. not a date.

usually it's when the house starts running you, instead of the other way round. the yard, the stairs, the upkeep, driving further for things you used to walk to.

one of those is a conversation. several together is usually the answer.

i wrote down the signs, the ones that don't matter, and the BC programs that help if staying is the right call.

A little over one year ago, I finished university and returned home. Although I visited often for seasonal work and to connect with family, I struggled to imagine Penticton as my forever home because I didn’t believe there’d be enough opportunities for me to be able to stay. It wasn’t until my senior year that I was brave enough to dream of what I really wanted: strong relationships within a rich community, deeply meaningful and purposeful work, and to live securely in the place I love.

Last year, I came back to Penticton to pursue this life for myself. This year I’m running for City Council to secure this same life for others.

This has been the best year of my life because of the meaningful advocacy work I’ve found. I’m honoured to have been trusted with peoples’ stories.

I’m running because I love advocating for people. I feel called to support people as they advocate for themselves.

Thank you to all the amazing people I’ve connected with in this town. You are the reason why I’m running for City Council. Thank you to the team at Penticton Together, who have endorsed and supported me through this process.

I look forward to representing you on Council. I’d love to connect about issues to make your life better, and help make Penticton a place to live forever.

Buying a condo in Penticton? Read the building from across the street before you walk in the front door.

I was a carpenter for twenty-four years before I sold real estate. A condo building is a box trying to keep water out, and everything I look for from the street is a place where the water is winning. Under the balconies. The bottom corners of the windows. The sealant joints. Rust running down from a railing post.

In a house, you decide when to fix the roof. In a condo, the building decides, and you get the bill along with everybody else.

Go stand across the street the day after it rains and take the photos. Then get the Form B and two years of council minutes, and go looking for what you photographed.
