Time the trip off your possession date rather than your posting date, 60 to 90 days out if you're buying and 30 to 60 if you're renting. Have the financing sorted before you arrive, since approval and purchase don't fit in the same trip. Set aside time for the things that aren't houses, like schools, a bank and a family doctor. And buy with the next posting in mind, because you'll be selling this house on someone else's timeline.

CREA's June numbers showed the sales-to-new-listings ratio crossing back above 50% for the first time this year, with sales climbing three months in a row, and their chair was direct about what comes next: the stage is set for a busier fall market, one that comes alive after Labor Day. Which means the listings that meet those buyers are the ones being prepped right now. Repairs take weeks. Photographers book out. Pricing is a conversation, not a number you land on the night before. Rural properties add wells, septic, oil tanks and wood stoves, each with a lifespan and a replacement cost. Two questions cover most of it: how old is it, and what does it cost to replace.
