A SMALL GLIMMER OF HOPE, BUT OVERALL A CONTINUED SOFTENING OF THE MARKET - HOW DO THE REAL ESTATE NUMBERS IMPACT Y O U ?
Here's a glimpse into the trends we're seeing for pricing and the time it takes to sell a home in the Peterborough area. This can be the start of a great conversation. Let's talk about y o u r real estate needs! ☎️
📈 There were single-digit gains in City pricing last month, but we are still behind last year's numbers by 13%. Sales and new inventory were encouraging, with month-over-month increases of 53% and 54%, respectively.
🗓 Atypical for this time of year, the number of days it took to sell a home bounced back and is now sitting at 44. Technically, we are in a seller's market, but it's acting like a balanced ⚖️ market, meaning buyers and sellers will benefit from a reception to include conditions in an agreement.
📈 The County had a similar direction in numbers last month, but to a different degree. Pricing edged up by less than 1% since February, however there was a 12% reduction over the last 12 months. Sales finally ramped up; 50% higher month over month. New listings and total (active) listings skyrocketed by 182% and 131%, respectively.
🗓 Unfortunately, it took more days to sell a County home in March than the previous month; we are now up to 47. More townships than not are in a seller's market, but North Kawartha remains the most buyer-friendly pocket of the County, with nearly 13 months of inventory; deals can be had if Sellers truly want to sell.
