💡 Gross Rent vs Net Rent — What’s the difference?

When leasing commercial space, it’s important to know how your rent is structured:

✔️ Gross Rent – An “all-in” number that usually includes rent, utilities, taxes, and CAM fees. One flat rate each month.
✔️ Net Rent – Base rent only. Additional costs like CAM, taxes, and utilities are billed separately.

👉 Why it matters: Two spaces with the same base rent could end up costing very different amounts depending on whether it’s gross or net.

Before you sign a lease, always ask: Is this gross or net rent? It can make a huge difference in your monthly budget.

When you lease a commercial space, your rent often covers more than just the four walls of your unit. That’s where CAM fees come in.

👉 CAM fees usually include:
✨ Landscaping & snow removal
✨ Cleaning and upkeep of lobbies, hallways, parking lots
✨ Shared utilities (lighting, HVAC in common areas)
✨ Property management services

Why it matters: CAM fees can add a big difference to your monthly costs 💰. Two spaces with the same base rent could have very different totals once CAM is added.

✅ Tip: Always ask if rent is net or gross—and if it’s net, get a clear breakdown of the CAM fees before signing.
