Did you know? Katie used to be a really good competitive figure skater! ⛸️

She started on the ice at just four years old and went on to compete at the highest level in Canada. At just 11 years old she moved to Toronto to train with one of the top coaches in the country. In 1996 she made it to the Canadian Figure Skating Championships and ranked 7th in the ENTIRE country at the Novice level!

At 17 she made the decision to step away, move back home, and trade the rink for a real teenage life. Best decision she ever made!

This we are showing you how amazing Katie was at one of the most difficult sports in the world. We hope you enjoy watching her glide, spin, and loop her way to gold medals! 🥇

The truth is not always easy to hear. But it is always better than the alternative.

The best thing we can do for the people who trust us with their biggest asset is tell them the truth before the sign ever goes up. Even when it is uncomfortable. ESPECIALLY when it is uncomfortable. Price it where buyers are going. Not where sellers have been.

23 years in this business and I have never seen a market this hard for sellers. Here’s the part nobody is telling you:

Pricing your house based on what sold 2 to 6 months ago does not work anymore. Those comps are old news. Buyers know it. They are not chasing fair value, they are chasing a deal.

Price it right. Market it properly. That is the whole formula!!!

Renovating before you sell does not guarantee a higher price. It just means you have a nicer house sitting on the market.

The mistake most sellers make is pricing based on what they put in. Buyers price based on what the market says it is worth. Those two numbers are rarely the same. And if nobody knows your home exists because your agent stopped at MLS, the best renovation in the world will not save you.
