New Construction HST Rebate Explained 👇👇

There’s a lot of grey area when it comes to the new construction HST rebate, so let’s break it down for you.

When purchasing a new construction home, HST is made up of:

5% GST: The federal portion
+
8% Ontario HST the provincial portion
=
13% total HST

The big question we often hear is:

Who applies for the rebate...the buyer or the builder?

The answer can depend on the specific purchase agreement and circumstances, so this is something you’ll want to discuss with your builder and real estate professional as part of the sale.

Here in Peterborough, what we’re typically seeing is that the builder applies for the rebate, but the details can vary.

From the discussions and trends we’re seeing locally, the new construction rebate is also starting to have an impact on the Peterborough market, particularly with homes around the $1 million to $1.5 million range, where the rebate can be significant, with a potential flat-rate rebate of up to $80,000 depending on eligibility and the applicable rules.
