🏡 JUST PURCHASED | Congratulations to My Buyers

A big congratulations to my buyers on the purchase of their new home, just on the edge of Peterborough’s North End.

They were fantastic to work with throughout the process, and I’m really happy for them. They’ve found a great property with plenty of space to relax, enjoy time together, and lots of room for their little boy to play and grow.

Since joining Royal LePage Frank Real Estate, a portion of every transaction I complete has gone to the Royal LePage Shelter Foundation.

It is one of the parts of this business that means a lot to me.
The Shelter Foundation supports women’s shelters and programs that help women and children safely rebuild their lives after experiencing intimate partner violence.

Later this month, I’ll also be participating in the Night Light Walk in Whitby on October 22 in support of that work.

Real estate is obviously about homes. But home should also mean safety.

That is why this is a cause I’m proud to continue supporting.

Most people only see the final number in a Comparative Market Analysis.

The work is figuring out whether that number actually makes sense.
When I'm preparing a CMA, I am not simply finding three nearby sales and averaging the prices.

I'm looking at things such as:
• which sold properties are genuinely comparable
• what buyers can purchase today from the active competition
• differences in size, layout, lot and location
• condition and level of updating
• how recently the comparable properties sold
• listing and price-change history
• how the specific segment of the market is behaving

Sometimes the closest sale is useful.

Sometimes a property several streets away, or even in a different nearby area, tells us considerably more because it is a better match.

And the analysis can be different depending on whether I am helping a seller determine a listing strategy or helping a buyer decide what a property may reasonably be worth.

The goal isn't to find the number someone wants to hear.

It's to understand what the available evidence supports and use that information to make a better decision.

That's the part of a CMA people don't always see.
