So glad to be done today at the upstairs Ninety-Six apartment. We’re sticklers about making sure our guests (does that work? I strongly dislike the word tenant) have a clean pristine home to move in to. Sometimes after a vacancy we offer mid-month move-in for the next guests to allow us the time (between kids and day-gig) for that. Sometimes it takes a bit longer. Although this apartment was left in good shape, we still replaced the laminate counters with granite, installed a new sink and kitchen faucet, replaced all the pot lights to a newer model, totally re-painted everything (thanks mom!), re-caulked a few things, and removed the washer/dryer for servicing. And the cleaning 🧹 What April? But I’m feeling pretty confident that this place is tiptop, and it just makes us feel good to be able to offer that. Now time for a little 🍹

Rented, but not ready. (“turned over” as we like to say in the biz. Ok it’s probably just what we say). We haven’t turned over this unit since early 2016 so, aside from the odd repair, we haven’t done much here. To do list:

- get rid if everything left behind (it’s not that much. With good tenants this usually consists of extra cleaning products and the odd item. We get it, moving is hard)
- replace anything broken (a door this time, and three blinds)
- service and pull out/clean behind appliances (washer/dryer, fridge, stove - replace stovetop elements)
- replace batteries in smoke detectors ✅ (they were beeping, so already done, booyah)
- fix dings in walls - people move furniture. There are ALWAYs spots to fix
- Clean. I’m talkin’ toothbrushes here folx. Light switch covers. The nooks and crannies in the fridge. The bathroom ceiling fan and air vent covers. The insides of cupboards.
- and then Paint. Every. Surface.
- also taking this chance to upgrade the kitchen to granite. It’s a small kitchen big bang for buck in house value. 💲💸
