These things are small, but they can have a huge impact on how much your home sells for. So make sure to handle these three things before listing!

1. Are there any obviously broken things around the house? Fix them now because they’re sure to come up during inspection.

2. Is that fan always making an annoying noise? Walk through the house and make note of sounds that are annoying–and then silence them!

3. Leaky faucets are a big red flag for buyers. Go through your home and fix any leaks.

This is one of the hardest decisions to make, especially when you love your current home. Because there are so many emotions involved, it’s important to take a step back and look at the options with an open mind.

First, you have to make sure that a reno is financially reasonable. If it ends up costing more than buying a new house, you might be better off buying.

Then compare the neighborhoods and school districts. If your neighborhood and school district are better than the place you’d want to move to, then you might want to renovate instead.

If you do end up wanting to sell though, you have to take the whole selling and buying process into account too. That takes time and you’ll want to make sure you’re prepared to move once you sell your home.

Finally, you probably have some good reason for wanting to move. Make sure that a renovation will actually solve those problems, rather than just putting a band aid over them.

Two years ago we decided that we wanted to have an investment property and made the decision to start the process of renting out our property. We were able to secure great tenants. During covid our tenant continued to be timely with rent and we were able to have a good experience. It is important when choosing tenants to make sure that their jobs are secure or they have the ability to handle the rent should another situation like covid arise. Overall, is was a wonderful experience and we are sad to have to say goodbye to this property. Hopefully the next investment will also create a happy home for other great tenants.

These are SO simple and can make a huge difference in your energy usage. And making your home more energy efficient isn’t just good for the planet—it’s also great for your wallet! Here are my favorite things to do to cut down on energy consumption:

Set your thermostat to 78F in the summer and 68F in the winter - every degree of extra heating or cooling will increase energy usage 6% to 8%. That adds up fast. And FYI, setting your thermostat to a lower temperature than normal will not cool your home faster.

Using your ceiling fan will allow you to raise the thermostat setting about 4°F with no reduction in comfort. Set your fan counter clockwise in the summer so you can feel the air circulating and clockwise in the winter so the hot air is distributed throughout the room.

Using dishwashers and clothes washers/dryers at night will keep the house cooler, reduce strain on the power grid during the peak usage hours (4 PM to 6 PM), and reduce the chance of an emergency!

Air seal your home. Sealing cracks, gaps and leaks and adding insulation can save up to 10% on home heating and cooling costs. That can add up to hundreds of dollars saved!

Cabinets are just one of those places that can get messy and disorganized fast, especially if you have kids. And all that clutter can take a serious toll on the enjoyment and use of your kitchen.
