Merry Christmas from our family to yours!! 🌲🎅🏼❤️🥂

You may be wondering what your options are when you choose to forgo a home inspection in order to secure your dream home.

While nothing replaces the peace of mind you get from purchasing a home on the condition of a satisfactory home inspection, there are things you can do to educate yourself about your home and mitigate future risk. .inpects.abuyerschoice is giving us the rundown today!

🏠 Find out if the seller has done a pre-listing inspection with a reputable company.

🏠 Book a pre-offer consultation/advisory service.  This is done at the time of viewing the home and is a very high level overview of the home to check for any major issues. You will not receive a report, but a verbal confirmation of whether any red flags have been observed.

🏠 Have a post-sale home inspection completed. If nothing else, you will be prepared for the future and have the comfort of knowing the ins and outs of your new home. Remember - many of these issues start small and become problematic as they grow.

THANK YOU .inpects.abuyerschoice!! Follow him for more home inspection and maintenance information :)

November 2021 Market Update:

Although new listings were down compared to last year, it was a record breaking November for # of homes sold. The average selling price has reached an all time high.

Key takeaway: Demand for homes outweighs supply - it is still by far a seller’s market.

Does this surprise you?

.inspects.abuyerschoice and I are back with some information about pre-listing inspections!

🏠A pre-listing inspection gives the seller the opportunity to make repairs before putting their home on the market, thus eliminating potential negotiation points.

🏠Providing the buyers with a home inspection report completed by a reputable company promotes transparency and builds trust within the transaction.

🏠The inspection report can help to put buyer's minds at ease regarding the condition of the home, resulting in the possibility of obtaining more firm offers.

🏠Having an inspection report completed with minimal issues is an excellent tool that your realtor can use to market your home.

How would you feel if you were presented with a home inspection report prior to even submitting an offer on the home?

Hi everyone!! Happy Monday 🤗
inspects.abuyerschoice and I have teamed up to bring you some valuable information regarding home inspections and maintenance.

Firstly, we’d like to cover what the point of a home inspection is.

🏠 A home inspection is meant to provide a thorough understanding of the home’s components and all over condition.

🏠 The home inspection is designed to check that all areas of a home are functioning properly, identify any deficiencies, and provide insight to any ongoing maintenance.

🏠 The inspection report becomes the instruction manual to your home which you can refer back to, to keep your home in good working condition.

Knowledge is power! Your home is often the largest purchase you make. A home inspection allows you to prepare for future associated costs, and helps protect your largest investment.

Rent vs. Own Pros & Cons

Renting:

✅ Maintenance is the landlord’s responsibility
✅ Predictable monthly living costs
✅ Easier to relocate

❌ Less creative control
❌ Your rent is building someone else’s equity
❌Rent costs continue to rise

Owning:

✅ Stability
✅ Building equity
✅ Historically a good investment

❌Will likely cost more than renting (especially when you factor in maintenance and repairs)
❌ Property values can fall
❌ Getting into the market is expensive

What stands out to you as a major pro/con in either category?

5 Tips For Holiday Budgeting
.because it adds up quickly!!

1. Make a list of everyone you intend to buy gifts for, including prices.

2. Set price limits on gifts with friends and family.

3. Shop early to avoid panicked impulse buys (🙋🏻‍♀️I am SOO bad for this).

4. If you usually host a large meal, consider doing a pot luck.

5. Organize a day where you and your friends give back to the community in lieu of gifts to one another.

👇🏼What tips do you have to avoid overspending?? Leave them in the comments 😊
