But what I believe has a larger impact on buying a home is PURCHASE PRICE!
Purchasing at a lower price allows for:
1. More room for Appreciation 📈
2. Less downpayment and upfront costs (land transfer, etc)💰

You know that saying “ buy low and sell high”, well this is the time to purchase! Homes are being sold for much lower prices than the beginning of 2022 & you’re able to protect yourself more as a buyer with conditions.

2022 Real Estate Market

I am sure we all have heard many things about the Real Estate market on the news, from our friends and families. Here is my quick market update on what has transpired this week and a forecast for 2022!

⭐️The Bank of Canada has kept the base interest rate at 0.25%. What that means is borrowing money is still very cheap and will continue to fuel our market with more record pricing and demand. The rates will increase incrementally throughout the year, but historically these are extremely low interest rates regardless of the projected rate increases.

⭐️The price of homes are continuing to increase because of the limited supply and very healthy demand. Currently there are 4500 homes for sale in all of the GTA, anything from freehold homes to condos. It is a great time to buy or sell!

⭐️2022 will be the year of the Condos! Strong growth in this sector will be fuelled by the large gap in price between freehold homes and condos, moving more buyers into the condo space.

⭐️Because of lots of bidding wars, pre-construction sales have been selling out within 24-48hours of a project launching. This is a great area to explore if you are looking to invest and not wanting the hassle of arranging a mortgage right away.
