What changed for us over time was this: people don’t hire the slickest pitch. They hire the person who listens well and asks the right questions.

Early on, it felt like we had to have every answer lined up before reaching out. Now we work differently. We start with a notebook and a lot of questions. What matters most. What feels unclear. What timeline makes sense. What we still need to find out.

That’s how we work in general. We’d rather be honest about what we’re still looking into than pretend we know it all.

A lot of buyers start with square footage. We start with the floor plan.

A bigger number on paper doesn’t help if too much of it is tied up in hallways, odd corners, or rooms that don’t connect well. What matters day to day is how the home works. Can the kitchen see the main living space? Do bedrooms feel too far from where everyone gathers? Is there dead space you’ll heat, clean, and barely use?

One thing we always look at is the path through the house. If getting from the entry to the kitchen to the living room feels awkward on a quick showing, it usually keeps feeling awkward later. Size matters. Layout matters more.

What’s one outside detail we always check before getting too excited about a house?

The roof edge. Where the shingles end and the fascia board runs along the top of the wall, water leaves clues. If that area looks swollen, wavy, stained, soft, or freshly patched in one spot, we pay attention. That can mean water hasn’t been moving off the roof properly for a long time.

We also look at the gutters while we’re there. Loose sections, overflow marks, or dark streaks below the roofline can point to the same problem.

This doesn’t always mean a deal is dead. It does mean the home needs a closer look before going further. Small exterior clues can point to bigger repair costs underneath.

What’s the best time to walk through a house?

For us, it’s midday on a bright sunny day. Strong light shows things evening showings can hide. We can spot water marks near windows and ceilings faster. Fine foundation cracks are easier to see. Light in the attic or top-floor ceiling can also hint at roof issues.

One thing we always do is open blinds and look along the wall, not just straight at it. Side light catches uneven patches, stains, and repairs. Pretty photos don’t help with that. Sun does.

Foundation height. Every time.

We look at how high the first floor sits above grade, not just whether the basement looks dry on showing day. Homes with raised foundations or a higher main floor usually hold value better because buyers know the risk is lower. That one detail matters later for resale, insurance, and repair costs.

If we’re touring a home in a flood-prone pocket, we’re checking clearance around the base of the house before we get distracted by finishes.
