Let’s not sugar coat it.

Getting your home ready for sale isn’t exactly fun. In fact, most people would describe it as stressful and overwhelming.

Especially if you have kids and busy, active life!

The truth is, properly preparing your home for sale will be one of the biggest factors (outside of pricing) that will determine your success on the market.

My parents went to Mexico.

I know. I know. It should be them typing this... how much fun they had, how getting away reconnected them (like they needed that, anyone who knows them knows that they're joined at the hip), and how taking a break from the day-to-day could give you that jolt of energy that coffee wishes it had. It turns out, this is just as much my story as it is theirs, because I too got a "vacation," one that made me travel far and wide (to the other side of CSL), in order to house sit, and most importantly, dog-sit Ralphie.

Living in my childhood home for 2 weeks while my parents vacationed unveiled the reality of creature comforts: it's where I spent the first 24 years of my life and it always feels like home, yet there's something about having your own space. Here are a few things I noticed while at my home away from home:

- They say home is where the heart is, but it's also where your stuff resides. Those seemingly insignificant day-to-day items play a HUGE role in our comfort and sense of belonging.

- Familiarity breeds comfort. I have a schedule at home, whether it be the gym in the morning (yes, I'm keeping to my goals), or having my preferred toiletries, I discovered the profound impact of routines, and how they offered a serious amount of security.

- Appreciating solitude but missing my significant other became evident. It turns out that I hate personal space, and would rather have someone around.

- Navigating my role as the sole caretaker of our home and animals *for just a little while* shed light on the efforts my parents put into maintaining their home.

All of this really showed the significance of carving my own path and establishing a home that reflects my individuality. 🏡💭

Most sellers don’t realize it, but how you price your home is part of the marketing strategy.

Most people think marketing a home for sale involves only the photos and home description.

Not true.

Price is actually equally important as those other things if not maybe more.

You see, buyers are actively shopping. They are comparing your home to what else is out there and to the recent sales their agent has been sending them.

If you list your property at a price that’s too high over where the rest of the market is at, buyers will literally choose NOT to visit.

That’s right - they just won’t visit.

Less visits = less offers = a lower price

We hear a lot of sellers say “well let’s list at this price and see what we get”.

This is a horrible strategy because most buyers just won’t even visit or won’t even try their luck with a low-ball offer.

When selling, it’s very important to work with a listing team that can walk you through the market data in your area and show you the strategy behind pricing a certain way.

Your goal is to get the best offer for your home in the shortest amount of time. Pricing your home correctly on the market is the BEST way to achieve this because it will attract - ACTION.

Nous entendons souvent des vendeurs dire : "Eh bien, fixons ce prix et voyons ce que nous obtenons".

C'est une stratégie horrible car la plupart des acheteurs ne visiteront même pas ou ne tenteront même pas une offre ridicule.

Lors de la vente, il est très important de travailler avec une équipe de mise en vente qui peut vous guider à travers les données du marché de votre région et vous montrer la stratégie derrière la fixation du prix d'une certaine manière.

Votre objectif est d'obtenir la meilleure offre pour votre maison dans le plus court laps de temps. Fixer correctement le prix de votre maison sur le marché est le MEILLEUR moyen d'y parvenir car cela suscitera de l'ACTION.
