Selling a home can feel overwhelming, especially when everyone seems to have a different opinion about pricing, renovations and the best time to list.
So, let’s sit down and answer six of the questions homeowners ask Team Paccione most often.

1. What is my home really worth in today’s market?

Your home is worth what a qualified buyer is prepared to pay for it, not necessarily what a neighbour is asking or what an online estimate suggests.

Determining the right price means looking carefully at recent comparable sales, current competition, location, condition, special features and buyer demand. But numbers do not always tell the entire story. Intuition and experience also play an important role.

After more than 20 years in real estate, I have learned to recognize what buyers will respond to, what may hold them back and where a property’s true appeal lies. Pricing is not simply choosing a number. It is knowing how the market is likely to react to that number.

2. Should I renovate or sell as is?

It depends on your home and your particular situation. Some improvements can help you sell faster or for more, while others may cost more than they return.

Often, a deep cleaning, fresh paint, decluttering and a few carefully chosen repairs make more sense than a major renovation. Before spending thousands of dollars, let us walk through your home with you. We can help you decide where your money will make a difference and where it will not.

Sometimes, knowing what not to renovate is just as valuable as knowing what to improve.

3. What steps can I take to maximize my sale price?

The strongest results usually come from a combination of thoughtful preparation, professional photography, strategic pricing, effective marketing and making the home easy to visit.

Every home has something that will make the right buyer stop and take notice. Our job is to identify what makes yours special, position it properly and make sure buyers recognize its value from the moment they see it.

Small decisions made before a property reaches the market can have a very real impact on the final result.

4. When is the right time to sell?

There is no single month that is right for every seller.

We are now in August, and while some people assume they have missed the spring market, that is not necessarily true. Serious buyers are still looking, families may want to move before the school year is fully underway and other buyers are preparing for a fall move. There may also be less competition from other sellers than there was in the spring.

The better question is whether this is the right time for you and whether your home can be properly prepared and positioned for the current market.

Before advising you to list, we look at what is happening in your specific neighbourhood, how many similar properties are competing with yours, what has recently sold and whether listing now or waiting could place you in a stronger position. Timing should be a strategy, not a guess.

5. What should I know about current market conditions?

Real estate conditions can vary considerably from one neighbourhood and even one price range to another. The headlines rarely tell the entire story.

We look closely at local sales, inventory, average days on market, price reductions and buyer activity. We also pay attention to what is happening during visits, conversations and negotiations because that is often where a shift in the market becomes visible first.

Statistics tell us what has already happened. Experience helps us understand what those numbers may mean for your sale today.

6. How can I make the selling process as stress free as possible?

A smooth sale begins long before the first visit.

We help you gather and review the important documents from the start, including the certificate of location, invoices, permits, declarations, renovation details, leases and condominium documents when applicable. Missing or outdated information can delay a sale, create concern for a buyer or become a problem during financing or at the notary.

We also help you prepare the property, coordinate the photography and marketing, organize visits, evaluate offers, negotiate conditions and guide you through the inspection and notarial process.

Most importantly, we know which questions to ask and which potential problems to address before they become expensive surprises.

A person's financial circumstances do not define their worth.
Over the past 22 years in real estate, I've sold million-dollar homes and I've sold homes for just over $100,000. I've worked with first-time buyers, successful entrepreneurs, retirees, families rebuilding after divorce, people who have built wealth, and people who have lost it through circumstances they never imagined.

If there's one thing I've learned, it's that life can change for any of us.

To anyone dealing with water infiltration or flooding after last night’s torrential rain, I’m truly sorry. It is stressful, overwhelming, and often hard to know where to start.

A few important steps:

First, stay safe. Do not enter standing water if there is any chance it has reached electrical outlets, appliances, the electrical panel, or wiring. If you smell gas, see structural damage, or notice anything unsafe, leave and call 911 or the proper emergency service. Québec also advises checking for hazards like fallen wires, gas smells, major debris, cracks, bulging walls, or signs that the structure may be unsafe.

Document everything right away. Take photos and videos before moving or throwing anything out. Make a list of damaged items, materials, rooms affected, and any immediate expenses. Québec recommends creating an inventory with photos or videos because your municipality, insurer, or mortgage lender may request it.

Call your insurance company or broker as soon as possible. Ask specifically whether you have coverage for sewer backup, water infiltration, overland water, or flood damage, because policies vary. Infoassurance advises contacting your insurer quickly, limiting further damage, drying and disinfecting affected areas, and keeping receipts for emergency expenses.

Call 311 if you are in Montréal and there are concerns about the structure. Montréal says to inspect for cracks, bulges, crumbling mortar, foundation damage, or structural weakness after flooding, and to call 311 to schedule an inspection if needed. If there is immediate danger, leave and call 911.

Start drying quickly, but carefully. Remove water if safe, ventilate, use dehumidifiers, and avoid closing up damp walls or floors before they are properly dried. Keep receipts for pumps, fans, cleanup, emergency repairs, hotel stays, or disposal costs.

Do not rush into major repairs without guidance. Before replacing flooring, drywall, baseboards, insulation, or cabinetry, speak with your insurer or a qualified restoration professional. What looks dry on the surface may still be wet underneath.
For prevention going forward: check gutters, downspouts, grading, sump pumps, backwater valves, foundation cracks, window wells, and whether water is being directed away from the house. Montréal recommends identifying vulnerabilities before heavy rains and taking measures to prevent water from entering the building.
