Goodbye my beautiful, sweet, snuggly baby.

You were my best friend for almost 16 years. You beat cancer once, and lived 3 years with heart disease, not once did you let it stop you.

You may have been small, but you were so strong.

You were there for some of the hardest moments in my life and somehow always made the days a little brighter. You gained a best friend in Joey and the two of you were inseparable. I’ve never seen you love a child the way you loved him and he loved you so much.

You loved Tim so much. Every time he came home you would run to the door to greet him like it was the best moment of your day.

And then Obi came along. We thought he might be too high energy for you, but you loved him so much. The two of you became the best of friends.

When I was pregnant you stayed right by my side through the sleepless nights and long days. And when Chloe was born, you wanted to be the baby with her too, always trying to be close to her and she loved you so much.

You were also there for my dad when he was paralyzed. The two of you would go on little walks together while he drove his electric wheelchair. It meant so much to both of you.

Mel loved you so much too. She always loved babysitting you and was the best aunt to you. And Tasha loved you every time she came down from England.

You loved sunbathing, you loved people, and you made so many friends over the years. I wish you had the chance to say goodbye to all of them.

You lived such a full, beautiful life. You flew on a plane to Florida, spent so many summers at Uncle Ronnie’s cottage, and you came with me almost everywhere.

I’m going to miss you so much, my good boy. I’ll miss waking up beside you while you rolled around and snuggled up to whoever was lucky enough to share the bed with you.

You were such a sweet, joyful little soul.

Thank you for making my life brighter in so many ways. I will cherish every moment we had together.

I love you more than I could ever say.

I’ll miss you forever.

One of the biggest mistakes flippers make?
Renovating without understanding who they’re renovating for.

It’s not about how beautiful you can make a home.
It’s about what that specific home can actually sell for.

A fully renovated 2 bedroom bungalow will still sell within the range of other renovated 2 bedroom bungalows. It does not suddenly compete with renovated 3 bedroom homes just because you added high-end finishes.

Bedrooms matter.
Layout matters.
Square footage matters.

There is always a ceiling.

If renovated 2 bedroom bungalows in the neighbourhood are selling for 525K, spending aggressively to try to push it to 575K rarely works. Buyers compare within categories. They don’t pay 3 bedroom prices for a 2 bedroom layout.

And this isn’t just a flipper issue.

I see homeowners do the same thing before listing. They want to renovate everything to “get top dollar.”

But the smarter question is not “How much can I improve this?”
It’s “What does this type of home actually sell for when renovated?”

Sometimes paint and updated lighting are enough.
Sometimes new floors make sense.
Sometimes refreshing a bathroom adds real value.
And sometimes spending 40K does not move the needle the way you think it will.

Before renovating to sell, you should know:

• What comparable renovated homes are truly selling for
• The price difference between updated and original condition
• Whether your layout and bedroom count support the investment
• Where the price ceiling sits in your neighbourhood

Strategy always beats emotion.

If you’re thinking of renovating before listing, let’s look at the numbers first. The right upgrades can increase your value. The wrong ones just eat into your profit.
