Sellers don’t need to panic over the headlines, but they do need to pay attention to the market.

The fundamentals of a strong selling strategy haven’t changed. Understand what your home is realistically worth, price it appropriately from the start, and position it to attract serious buyers early.

Because the longer a property sits on the market, the harder it can become to maintain momentum and negotiate from a position of strength.

In this clip, Chris and Vittoria discuss why good data, good advice, and the right pricing strategy matter far more than reacting to every piece of economic news.

Some dreams take a little longer to find the right place to land.

For the past few years, Esther Fenton, PREC* has been alongside this buyer as she explored different options, considered different possibilities, and worked toward something that had been sitting on her bucket list for a long time.

Then came a brand-new, low-maintenance townhouse close to a river she loves, with a comfortable modern layout and the kind of easy living she had been looking for. Suddenly, all those years of exploring led to the right answer.

There’s something especially rewarding about helping a client turn a long-held dream into a real address. Congratulations on the new home and on checking a pretty meaningful one off the bucket list!

Waiting for the “perfect” interest rate could mean waiting a very long time.

For buyers who are already pre-approved and actively looking, locking in a rate can provide some certainty while the home search continues. Depending on the lender and mortgage product, buyers may be able to hold that rate for a period of time while still benefiting if better options become available.

And while rates matter, they’re only one part of the buying decision. Finding the right property, negotiating well, and understanding the overall numbers matter too.

In this clip, Vittoria and Chris discuss why today’s buyers may want to focus less on trying to recreate the ultra-low rates of 2021 and more on making a strong decision with the market in front of them.

Two years of searching came down to being ready when the right opportunity appeared.

Having known Julia through her friendship with Julia’s mom, Vittoria Solda, PREC* was especially happy to help when Julia began searching for a home. Nearly two years later, that patience paid off.

An opportunity surfaced before the home had even hit MLS, and Vittoria and Julia were ready to move quickly. They put together an offer and secured an accepted deal before the property was officially listed.

After such a long search, it was a pretty special way for things to finally come together.

Julia is now settled into a charming rancher with restored fir floors, mountain and inlet views, and a peaceful elevated setting.

Congratulations, Julia, on finding your new home!

Buying a home feels very different when you actually have time to make a decision.

During the COVID market, buyers were often competing hard, moving quickly, and sometimes feeling pressure to write offers with few or no conditions just to have a chance.

Today, buyers generally have more room to slow down. They can view more properties, look more closely at potential concerns, do their due diligence, and be more selective about what they’re willing to take on.

In this clip, Vittoria and Chris talk about how buyer behaviour has shifted, and why a slower market can make the home-buying process a lot less rushed and nerve-wracking.

When buyers get more hesitant, opportunities can start to appear.

Right now, there’s more choice on the market than buyers had during the frenzy of 2021 and 2022. That can mean more time to compare properties, more options to consider, and potentially more room to find value.

For buyers who need to make a move, that added selection can make the process feel very different than it did a few years ago. And for those looking at real estate as an investment, a quieter market can be worth paying attention to.

In this clip, Chris and Vittoria discuss why uncertainty doesn’t necessarily mean it’s a bad time to buy.

Uncertainty in the economy doesn’t automatically mean interest rates are going up.

It’s an easy assumption to make, especially after the last few years. But when the Bank of Canada makes an interest rate decision, it’s looking at the data behind the headlines.

Inflation is a major piece of the puzzle, along with unemployment, job growth, job vacancies, and other signs of what’s happening across the economy.

In this clip, Chris Fenton and Vittoria Solda, PREC* break down what actually influences interest rate decisions and why economic uncertainty doesn’t always mean what we think it does.
