The May numbers are in for Metro Vancouver, and the story is pretty consistent. A calm, steady market that continues to favour buyers.

* 2,150 homes sold in May, down 3.5% from last year
* 16,917 active listings, sitting 34% above the 10-year average
* Sales-to-active ratio: 13.1%, still a buyers' market
* Composite benchmark price: $1,100,700, down 6.2% year over year

Apartment buyers in particular have a lot to work with right now. Inventory is high, prices are softer, and there's unlikely to be much of a price increase coming up.
The market isn't going anywhere fast, but neither is this window. If you've been sitting on the sidelines, this is the kind of calm you've been waiting for.

The market has been humbling these past couple of years, and honestly, it's been one of the best teachers I've had in this career.

I've been learning that the realtors who come out stronger on the other side of a slower market aren't necessarily the ones who worked the hardest. They're the ones who stayed curious, diversified how they serve their clients, and didn't let a tough season shake their belief in what they do.

For me that's looked like going deeper on market education, leaning into community, and being more intentional about the relationships I'm building, not just the transactions.

Softer markets don't last forever. But the habits you build in them do.
