📉 The Pricing Trap Nobody Talks About 📉

In a buyer’s market, pricing your home is a balancing act — and getting it wrong on either side can cost you.

Most people understand the risks of overpricing a home. It sits on the market, buyers lose interest, and sellers often end up chasing the market with price reductions.

But what happens when a home is priced too low?

🚫 This is where things get interesting.

In a hot seller’s market, underpricing can sometimes spark a bidding war that pushes the final sale price well beyond expectations. But today’s market is different. Buyers have more choices, more negotiating power, and a much clearer understanding of value.

Yes, an underpriced home may still sell over asking. But that doesn’t automatically mean it sold well.

One of the biggest risks of underpricing is accepting a quick offer before the market has had a chance to respond. By doing so, you may be cutting off other buyers who would have viewed the property, become interested, and potentially competed for it.

At the same time, today’s buyers aren’t typically throwing caution to the wind. They know what comparable homes are selling for. They understand value. A true “deal” is rare in this market — but buyers know one when they see one, and they move quickly when they do.

Before you start scrolling listings or calling anyone though, there are a few things worth figuring out first.
Most people I talk to about this are initially focused on what they’ll be leaving behind. They’re worried about walking away from their extra bedrooms, the yard, the square footage that honestly doesn’t really get used anymore. But when you flip this thinking and look at what you’re moving toward instead, everything shifts.
Start asking yourself these key questions instead:
What do you want your day to day life to look like in a downsized home?
How much space do you genuinely need?
What matters most to you? Walkability score, being closer to family, less maintenance?
Get clear on those answers first.
Because downsizing with clarity is one of the most liberating moves you can make. But, when done with uncertainty, it can feel like a compromise you didn’t sign up for.

Honestly, though? We wouldn’t trade it for anything.

Real estate is exciting, rewarding, stressful, unpredictable, and usually held together by coffee (Diet Coke) and sheer determination. ☕🏡

The 2026 market has certainly kept us on our toes. Every day brings a new challenge, a new opportunity, and a reminder that no two transactions are ever the same. There are plenty of moments that test our patience, creativity, and problem-solving skills—but helping our clients navigate some of life’s biggest decisions makes it all worthwhile.

Despite the chaos, we genuinely love what we do. We love the people, the relationships, and the privilege of helping our clients through some of life’s biggest transitions.
