One of the biggest misconceptions about real estate is that every Realtor is trying to push a sale.

The reality is that some of the most important advice I’ve given clients has been not to buy.

If I was buying in today’s market, these are the 3 things I’d pay attention to most.

If I was buying in today’s market, there are 3 things I would pay very close attention to.

Not headlines.
Not social media opinions.
Not trying to perfectly “time” the market.

These 3 things.

1. Monthly payment comfort
I think a lot of buyers get too focused on purchase price and forget about lifestyle.
Just because you’re approved for a number doesn’t mean you’ll enjoy living at that number.
I would be looking at:
* monthly comfort
* flexibility
* future goals
* and whether the payment still allows me to actually enjoy life
The “best” home on paper stops feeling exciting very quickly if the payment creates stress every month.

2. Long-term functionality
I wouldn’t just buy for today.
I’d buy with the next 3-5 years in mind.
Can the space adapt if life changes?
Would the layout still work if I started working from home more?
Could the property realistically hold resale appeal later?
Right now, buyers have more options than they’ve had in years, which means I’d focus less on rushing and more on making sure the property actually fits long term. Inventory levels across Metro Vancouver remain elevated compared to historical averages.

3. Location over cosmetic perfection
This is a big one.
I think buyers sometimes get distracted by finishes and aesthetics while overlooking location and long-term value.
Paint changes.
Fixtures change.
Kitchens can be updated.

But you can’t move the property.

If I had to compromise somewhere, I’d personally compromise on cosmetics before compromising on location, layout, or future resale potential.

The buyers I see making the best decisions right now usually aren’t chasing perfection.

They’re buying strategically.
