There is a story behind every transaction.
Sometimes it is 1st time home buyers stepping into a lifelong dream, sometimes it is a family closing one chapter to open another, and sometimes it’s resilience through a tough market and hard decisions.

In the hard choice between waiting/accepting for a better price/subject to sale offer which could take many more months to finalize, or taking an offer that is quite a bit lower, but straight forward and quick closing. And it was not a distressed sale. Which one would you pick?
These clients took the later. To some, time is money, others not so much. There is no right or wrong answer, just what worked better for them in the situation.

The BC's 2026 Budget has made changes to the housing tax? Some of the highlights are:
1️⃣Property Tax
Properties valued $3-4million, the school tax rate will be changed 0.2% to 0.3%, and properties valued over $4million, the school tax rate will be changed from 0.4% to 0.6% effective for the 2027 tax year.
2️⃣Speculation and Vacancy Tax
The tax rate will be increased from current 3% to 4% starting 2027 for property owners who are foreign or don't pay taxes in BC.
3️⃣Property Tax Deferment Program
Eligible seniors previously paid simple, non-compounding interest on their deferred tax will now pay prime plus 2% compounded monthly in respect of 2026 and subsequent taxation years. Amounts deferred prior to 2026 will continue to be subject to terms under their applicable deferment agreements.
4️⃣PST (Provincial Sales Tax) Expansion
Effective October 1, 2026, BC will expand PST to certain professional services. Newly taxable services include:
Accounting/Bookkeeping, Architectural, Engineering/Geoscience, Rental Property/Strata Management, Non-residential Real Estate Commissions, Security/Private Investigation Services

While I am not superstitious, but selling real estate for over a decade, you know a thing or two about Feng Shui. I think it maybe fun to share a few, in case you want to boost your luck at your home for the year :) no harm to try, right?

The upcoming Chinese New Year is the year of the fire horse. In Feng Shui, every animal is associated with a specific compass direction. And for the horse, it is the south.

Here are some Feng Shui tips in selling or decorating your home to bring good luck 💕

⭐ The South Sector: The Horse resides in the South (157.5° – 212.5°). This area of your home represents fame, recognition, and reputation.

⭐ Decorating Tip: To activate "luck" in selling a home during this year, sellers are often advised to brighten up the South sector of the property. Using red items (pillows, art) or bright lights in the South room is said to boost the home's "reputation" to potential buyers.

⭐ Warning (The Fire Horse): While the South is the Horse's home, in 2026 specifically, the "Grand Duke Jupiter" (Tai Sui) sits in the South. This means you should avoid major renovations (like knocking down walls) in the South sector of your house in 2026 to avoid "offending" the energy.

⭐ Open Floor Plans: Real estate superstition suggests that open-concept homes sell better in Horse years. The energy needs to flow; tight hallways or cluttered rooms feel more oppressive than usual.

5 offers (at different times in the 5 months period).
This journey was not easy and also took a bit longer than I expected, but I am glad that we are here at the end. (The keys are now in the new owners' hands.) 💕

Reflecting on last year's challenging market.
I learnt that sometimes....properties that price right doesn't sell or takes a long time to sell. It is not that you don't do your job right, you just need a little bit of luck on your side (so I learnt not to be too harsh on myself.)
I learnt that knowing your (the property's) worth, perseverance, adjustment and keep showing up are some of the keys to the success.
I learnt that to give real service you must add something which cannot be bought or measured with money, and that is sincerity and integrity. This keeps you in the game for a very long time no matter what market you are in.

The Flipping Tax applies when taxable residential property is disposed of within 730 days of acquisition.
