An amortization period is simply the total amount of time it would take to pay off your mortgage completely, assuming you make all your scheduled payments and keep the same terms.

🏠 Simple example:

If you have a 25-year amortization, your mortgage payments are calculated so that your mortgage would be fully paid off in 25 years.

Amortization = how long it takes to pay off the entire mortgage.

It’s different from your mortgage term, which is the length of your current mortgage contract—often 1–5 years in Canada. At the end of the term, you typically renew.

🏡 North Bay Real Estate Market Update | August 2026

If you’re wondering what’s happening in the North Bay real estate market, August’s numbers tell a story of a market that is continuing to shift toward greater balance.

Compared to August 2025, sales activity was down 12.3%, while new listings increased by 23% and active listings grew by 13.1%. In simple terms, there are more homes available for buyers to choose from, while the pace of sales has moderated.

That change is also reflected in months of inventory, which increased from 2.9 to 3.8 months. This gives buyers more choice and a little more time to make thoughtful decisions, rather than feeling the urgency we’ve seen in tighter markets.

Homes are also taking slightly longer to sell, with median days on market increasing from 21 to 24.5 days. At the same time, the average sale price was $462,561, down 10.9% from last August.

One encouraging sign for sellers is the 97.5% sale-to-list price ratio — meaning homes that are selling are still, on average, achieving very close to their asking price.

So, what does this mean? 👇

For buyers: More inventory means more choice, less pressure and potentially more room to negotiate.

For sellers: There is still solid demand, but buyers have more options, making accurate pricing, strong presentation and effective marketing more important than ever.

The market isn’t necessarily “slowing down” — it’s evolving. After several years of significant market shifts, we’re seeing a healthier balance between buyers and sellers, and that creates opportunities on both sides when you have the right strategy.
