Okay let’s say you have $25k in your Savings Account but the returns are just enough for a few cups of coffee. 

So you ask your friends for help and Chandler hits you up.

He’s found a property for $200,000. Great numbers. But the bank is slow, and he needs to move fast. 

He says. “You lend me your $25k. I handle everything- the deal, the property, the paperwork. You don’t lift a finger.”

No tenants calling you at 2am.
No mortgage in your name.
No landlord headaches.
At the end of the term, you get your $25,000 back plus $2,500 in interest.

That’s a 10% return.

Your GIC can’t even compete.

Could this deal BE any better?

Now is there risk? Absolutely. Chandler could default. 
But here’s the thing: your loan is secured against the property.

If Chandler defaults, you can legally claim the property.

It’s not a handshake deal, it’s a structured, legal agreement..

We didn’t wake up one day knowing how to invest in multifamily.
