Reality: Having student loans doesn’t automatically mean homeownership is out of reach.

Many Canadians assume they need to pay off their student debt before they can qualify for a mortgage, but that’s not necessarily the case. Lenders look at your overall financial picture – not just whether you have student loans.

They’ll consider factors like your income, monthly debt payments, credit history and overall ability to manage your financial obligations. If your student loan payments fit comfortably within your budget, you may still qualify for a mortgage.

In fact, many first-time homebuyers purchase their first home while still repaying their student loans.

The key is understanding how your debt affects your borrowing power and developing a strategy that works for your financial situation. I can help you determine what you qualify for and identify lenders that are the best fit for your circumstances.

Don’t let student loans stop you from exploring your options. You may be closer to homeownership than you think. Let’s talk! [email protected] | 250-617-2229

Many homeowners focus on what they owe, but forget to look at what they own.

As your home increases in value and your mortgage balance decreases, you build equity. That equity may be available to help you:
• Renovate your home
• Consolidate higher-interest debt
• Help a child with a down payment
• Cover education costs
• Create a financial cushion for unexpected expenses

The important question isn't: “Can I refinance?” Instead ask yourself: “Would refinancing improve my overall financial picture?”

Every situation is different, which is why it’s worth exploring your options before making a decision. I’m here to help [email protected] | 250-617-2229

If your mortgage is up for renewal, don’t just sign your lender’s renewal offer. It’s always in your best interest to understand all your options every time your term is ending.

I can lock in a rate 90-120 days before your current mortgage term ends. If rates drop during that time, your rate will also drop. It’s best to plan ahead and not leave your options to the last minute. Be sure to check the maturity date of your current mortgage.

This has become one of the most common conversations in the mortgage world.

A lot of homeowners secured rates several years ago when they were significantly lower. As those mortgages come up for renewal, many are facing higher payments simply because today’s rate environment is very different than it was during their last term.

The good news is there are ways to prepare ahead of time and, in some cases, reduce the impact.

This is where working with a mortgage broker can make a big difference. Reviewing your options early – well before your renewal date – creates time to look at strategies like adjusting the amortization, restructuring debt, improving monthly cashflow or exploring different lenders and products.

Waiting until the last minute limits your options. Let’s talk three to four months before your renewal date! [email protected] | 250-617-2229

Even if higher payments are the new reality for many homeowners right now, having a plan in place ahead of time can make the transition much more manageable and help avoid unnecessary financial stress.
