Some things look a lot easier from the outside.

We see the new career, the goal reached, the fresh start. We don’t always see the doubts, the do-overs, or the days someone nearly gave up.

When you’re in the middle of something difficult, it’s easy to forget how much you’ve already learned just by trying.

That doesn’t mean you have to love every challenge. A little grumbling along the way is allowed. 😉

Give yourself credit for the effort, even before you have something to celebrate.

Maybe but the number alone doesn’t tell us.

When only a handful of homes sell, one higher-priced property can lift the average. A few smaller, lower-priced homes can bring it down. That doesn’t automatically mean everyone’s home changed in value.

Here in Prince Rupert, it helps to ask: 𝗪𝗵𝗮𝘁 𝗮𝗰𝘁𝘂𝗮𝗹𝗹𝘆 𝘀𝗼𝗹𝗱?

A renovated home with a harbour view and a smaller home needing updates might both be included in the average, but they tell very different stories.

For a clearer picture, look at:

🔹 Recent sales of similar homes
🔹 Location, size, condition and features
🔹 How many sales the number is based on
🔹 The longer-term pattern, rather than one unusually busy or quiet week

And remember: 𝗮𝗻 𝗮𝘀𝗸𝗶𝗻𝗴 𝗽𝗿𝗶𝗰𝗲 𝗶𝘀 𝘄𝗵𝗮𝘁 𝗮 𝘀𝗲𝗹𝗹𝗲𝗿 𝗵𝗼𝗽𝗲𝘀 𝘁𝗼 𝗿𝗲𝗰𝗲𝗶𝘃𝗲. 𝗔 𝘀𝗮𝗹𝗲 𝗽𝗿𝗶𝗰𝗲 𝗶𝘀 𝘄𝗵𝗮𝘁 𝗮 𝗯𝘂𝘆𝗲𝗿 𝗮𝗰𝘁𝘂𝗮𝗹𝗹𝘆 𝗽𝗮𝗶𝗱.

You’ve found a home you like… and getting there involves a detour, a few cones, and some bonus mud. Very Rupert. 😉

Before crossing it off your list, find out what’s happening.

Prince Rupert’s BIG Project is replacing aging water and sewer infrastructure, with work underway on sections of 𝟭𝟭𝘁𝗵 𝗔𝘃𝗲𝗻𝘂𝗲 𝗘𝗮𝘀𝘁 𝗮𝗻𝗱 𝟲𝘁𝗵 𝗔𝘃𝗲𝗻𝘂𝗲 𝗪𝗲𝘀𝘁.

When viewing a home nearby, ask:

🔹 Can you access the driveway and park easily?
🔹 How could noise or scheduled water interruptions affect your routine?
🔹 What’s the expected timeline, including paving and cleanup?
🔹 Does the homeand the neighbourhood still suit your everyday needs once the work is finished?

The City currently anticipates completion of the second 11th Avenue East section in 𝟮𝟬𝟮𝟳, and 6th Avenue West in 𝘀𝘂𝗺𝗺𝗲𝗿 𝟮𝟬𝟮𝟳. Those are estimates, so check the latest update before a viewing.

Construction can be inconvenient. But the work is intended to improve the services beneath our streets, and a temporary detour doesn’t tell you everything about a neighbourhood.

🏘️ Nine proposed homes on 8th Avenue but when could building begin?

A nine-unit housing proposal at 1800 8th Avenue East was included in Prince Rupert’s September 28 council agenda, with City staff recommending development-permit approval.

It’s worth understanding what that means, because there are a few steps between a proposal and move-in day.

📋 Development approval addresses the project’s design, how it fits into the neighbourhood, and environmental considerations.

🔨 A building permit is a separate step, reviewing the construction plans against building requirements.

🏗️ Construction is when those plans start becoming homes.

The property was rezoned in 2025, but the September report’s recommendation alone doesn’t confirm that a permit has been issued or establish when construction will begin.

Nine additional homes could give more people a place to put down roots in Rupert. For now, it’s a proposal to keep an eye on as it moves through the process.
