🏡 **Should You Buy First… or Sell First?**
If you already own a home and are thinking about buying another, this may be one of the most important decisions you’ll make.
And it’s not really a **timing decision — it’s a risk decision.**
**Buy first?**
You have the advantage of securing the home you really want without feeling pressured to settle. But if your current home doesn’t sell as quickly—or for as much—as expected, you could find yourself carrying two properties. That can create significant financial pressure and affect the decisions you make later.
**Sell first?**
You know exactly how much money you have to work with and remove much of the financial uncertainty. But what happens if the right home isn’t available? You may need temporary housing, move twice, or compromise on the home you ultimately purchase.
**Buy subject to the sale of your current home?**
This can offer valuable protection, but these offers can be harder to get accepted—especially when competing with buyers who don’t have a home to sell.
The good news is that these aren’t always your only options.
Depending on your situation, we can look at strategies such as longer completion dates, subject-to-sale clauses and time clauses, bridge financing when appropriate, or having your current home completely prepared to hit the market as soon as you find the right property.
The key is to have the strategy **before** you start shopping.
