Think your brand new home is perfect? Think again. Even brand-spanking-new homes aren't off the hook. Buying a home in BC could be the largest single investment you will ever make. With subject-free offers, there is no opportunity for the buyer’s due diligence after the offer has been accepted. This requires the buyer to do all their research before their initial bid. Because it is firm and binding, a buyer who decides to back out will likely be met with serious legal ramifications.

• Think about safety when it comes to electricity – (aluminum wiring is common in 1970’s homes) Overtaxed systems can cause fires.
• Look for water damage. If there’s water and moisture in your crawl space, there’s a good chance there’s also mould down there,.
• Signs that you might need a secondary inspection (signs of bug infestation)

Because most former rental houses are fixer-uppers, be sure to get a home inspection to protect yourself. You will know from your own investigation that the home needs work, but a home inspector will help to quantify the amount of repairs necessary and probably find at least a few additional problems to address.
Just because the house needs work doesn't mean that it can't be a wonderful place to live and raise a family. The term "sweat equity" is real. Buying a fixer-upper in a good neighbourhood (that isn't necessarily going through the tear-down and rebuild cycle) can be a great investment.

These days, smart technology is all around your new potential home.

Before you get the keys, and start enjoying your new home, it’s important to get all of the passwords, technical information (manuals and guides) and contact information for warranties if they are applicable.

You don’t want to get stuck with a cold furnace that won’t run because the smart thermostat has to be re-booted and you’re stuck without a password!

Any passwords that you have received should be changed to your own as well. Change the locks or locking codes on the doors, and store all the manuals and guides in a secure (and memorable) place.

Many people know that cleaning a dryer’s lint screen increases its efficiency, but did you know that not cleaning it is a huge fire hazard? Lint is flammable, and exposing copious amounts of it to excessive heat is a recipe for disaster. In Canada, we rely on these helpful appliances to help us stay well-kept when our busy lifestyle prohibits the time required to hang and bring in clothes from a laundry line. According to cbc.ca, every year approximately 15,000 fires are caused by lint buildup in dryer vents. For this reason, it’s a good idea to clean the dryer vent, exhaust duct, and interior of the dryer frame regularly to clear away lint and clogs and reduce the risk of fire. Better yet, hire professionals to clear the dryer vents every couple of years—it’s money well spent.

It's fall, and heaters and furnaces are being turned on.

Electric space heaters are often used in basement suites or rooms that have inadequate ducting to receive heat from conventional sources. A common problem associated with portable electric heaters is the use of extension cords.

Typically, recommendations by the heater manufacturer state that the electrical space heater should be connected directly into an electrical receptacle and that is by far the safest method.

An electric space heater should not be connected to an electrical extension cord or an electrical power strip. Supplying any electrical load with an underrated cord can lead to overheating of the cord’s wiring insulation materials, potentially resulting in personal injury burns or shock if handled or a short circuit that could lead to a fire.

Can I trust a third party inspection report when buying a home?

The risk you take in accepting someone else's report is just that without knowing if they have a good reputation, you run the risk of having an incompetent inspector who missed a bunch of things and putting yourself in position to have to deal with those repairs and likely others as well. As well, if you find problems after you buy, there is no liability. You didn’t pay for the report, so you have no one to complain to. If you have questions about the report, who are you going to phone?

Your investment is huge. Don’t make the mistake of trusting an older report, or an un-vetted inspector.
