One of the most common pricing mistakes I see is starting too high to “leave room to negotiate.”

It sounds logical, but here is what actually happens.

Your home gets the most attention in the first 7 days. Buyers compare it instantly to everything else in your price range. If it feels even slightly out of alignment, they move on.

And most of them never come back.
