🩵 There is truly no greater compliment than when past clients trust me enough to recommend me to the people they care about most. 🩵

This week I had the privilege of handing over the keys to this wonderful family after they made the big move from BC to Lacombe, and it means even more knowing they were referred to me by their brother and sister in law.

Helping families through one of life’s biggest milestones is something I’ll never take for granted. I love what I do, and feel honoured to help guide people through such an important decision.

You know what almost nobody gets excited about? Cleaning their gutters.

But here’s the thing… I’ve seen homeowners spend thousands on water intrusion in their homes simply because the smallest maintenance items were overlooked.

For around $150, you can usually have your gutters professionally cleaned and avoid thousands in repairs later.

Homes hold their value best when they’re maintained of course, not just renovated. Some of these smaller maintenance items could save you thousands in the long run.

It ain’t pretty, but it’s necessary 🍂🏡

Not every renovation is worth doing before you sell.

I often hear “We should replace the “X” before we list.”

Maybe… but not always. Let’s talk exteriors.

If the exterior is in decent shape, buyers often won’t pay you back dollar for dollar just because it’s newer. In many cases, that money is better spent elsewhere.

Now, if the siding is damaged, dated to the point it’s hurting curb appeal, or likely to scare buyers away, that’s a different story. Sometimes replacing it is absolutely the right investment because it protects your home’s value and attracts more buyers.

Every house is different. The goal isn’t to renovate everything. It’s to renovate the things that actually put more money in your pocket.

That’s where having a strategy matters, along with someone who has some knowledge about what items can bring highest return/help a sale. Going through numerous self builds, flips and renovations, I geek out on the numbers and love a good before and after reveal! 😍 (if it makes sense;)

✨ Another beautiful home officially on the market! 🏡

One of my favourite parts of this job isn’t just putting a sign on the lawn. It’s helping my clients get the absolute most out of their home. For this one, I worked with the sellers on a few small improvements, helped stage the home, and even brought over some décor pieces to add those final finishing touches before photos and video day. It’s amazing how a few thoughtful details can completely transform the way a home feels, and I was honoured they asked me for my expertise on this. I love making homes even prettier with a few tweaks and additions!

Waiting for clients from Ontario to arrive for a showing started by reviewing the property details, to trying on the new specs and remembering that one of my ears is apparently lower than the other. Riveting information 🙃

But in all seriousness, I love being busy and helping people find their perfect home in our Alberta neighbourhoods. I remember when the Blackfalds population was 2000 and the whole east side did not exist. Ok now I’m aging myself…..been here a bit!

Knowing the area so well helps when people are moving across country, so that’s a plus

One thing I never take lightly is when friends trust me to help them buy or sell a home. 🤍

House hunting together usually turns into a full-blown adventure. One minute we’re touring dream kitchens, the next we’re debating why someone thought carpet in the bathroom was a good idea. There’s hilarious group texts, realtor.ca screenshots late at night, conversations about life and memories of the past, and at least one moment where we all collectively say “wait… WHAT is that wallpaper?” And TONS of LAUGHING!

Getting to help people I already know and love through such a big life moment is honestly the best part. We celebrate the wins, survive the stressful moments together, and somehow make the whole process feel a lot less intimidating (and a little more fun too).

Very grateful for the people who continue to trust me with something this important 🤍
