Buyers have more options right now. That does not mean every seller is ready to negotiate.

Across Central Alberta, inventory and negotiating power can look very different depending on the community, price point and property type.

More competition between listings can mean room to negotiate on:

• Price
• Possession
• Inspection findings
• Conditions
• Inclusions

But a well-priced home in a tighter pocket? You may still be competing.

This is why I don't love blanket advice like “it's a buyer's market” or “it's a seller's market.”

The better question is:

What is happening with homes like THIS one, in THIS area, at THIS price point?

That's the market that matters when we're writing an offer.
