It’s still not easy, but there’s progress: housing affordability in Canada has improved for six straight quarters. Thanks to steady mortgage rates and strong wage growth, the cost to purchase a typical home has held flat over the past 3 months.
We’re now back to affordability levels last seen in late 2021, when home sales were 30% higher than they are today. That tells us there’s room for activity to pick up as confidence returns to the market.
Affordability challenges remain, but the worst may be behind us. As housing sentiment rebounds off April lows, we’re seeing the early signs that sales have bottomed, and that momentum could continue into the second half of 2025.
