📊 REGINA REAL ESTATE MARKET UPDATE | JULY

Regina’s housing market continues to be busy and competitive, even though sales were slightly lower than this time last year.

There were 382 homes sold in July, which is down 7% compared to last July. But here’s the important part: sales were still 18% higher than what’s considered normal for July based on the past 10 years. So, despite the year-over-year decline, buyer activity remains strong.

More homes came onto the market during July, but they’re also continuing to sell at a steady pace. Regina finished the month with 755 properties available, and 208 of those were already conditionally sold. Once those pending sales are taken into account, Regina had just 1.43 months of supply heading into August.

What does that mean? Simply put, there still aren’t a lot of homes available compared to the number of buyers looking. That continues to create a market that generally favours sellers, particularly for desirable homes that are priced appropriately.

The benchmark price for a Regina home was $349,800 in July. That’s down slightly from June’s record high of $356,400, but still 3% higher than July of last year.

The takeaway: Regina’s market may have eased slightly from its record setting pace, but inventory remains tight, buyer demand is healthy and home values remain above last year.
