Frontenac Who!? 👀🌿

A few weeks ago, we shared the beautiful new garden at Frontenac Apartments.

The response reminded us that people notice the little things.

So when residents at The Mayfair asked for more flowers and greenery, we got to work.

With a little inspiration (and maybe a little friendly competition between property managers 😉), we added new garden beds to brighten the property and create a more welcoming space for residents to enjoy.

The best part hasn’t been the flowers, it’s been the response. Neighbors stopping to chat, residents sharing compliments, and seeing people take pride in where they live.

Sometimes the smallest projects make the biggest impact. 🌸

Some lunch breaks are more interesting than others.

We recently welcomed local Regina historian Dale Edward Johnson for a Lunch & Learn on the history of the GM Plant and its lasting impact on our city.

As owners and operators of the Mayfair, The Frontenac, 1300 8th Avenue, and 1260 8th Avenue, this story hits close to home. Our properties are deeply intertwined with the former GM footprint, making it fascinating to learn more about the people, industry, and history that helped shape this area of Regina.

What’s harder is creating an environment where people feel comfortable walking through it.

Infill development season is underway - and it’s not always smooth sailing.

Construction brings disruption. Noise, excavation, road impacts, and change to familiar streets are all part of the process.

What we’ve learned over the years is that the loudest voices are often the unhappy ones. The people who support growth - or simply understand the long-term vision - are usually quieter.

But the reality is both things can be true:

The disruption is real.
The long-term benefit to neighborhoods is real too.

Current projects underway at different stages:

• Foundations underway in Saskatoon
• Excavation nearly complete in Douglas Park
• Broad & Broadway has officially received its demolition permit

At some point, you stop feeling like a developer and start feeling like you’re building a conspiracy board.

Over the past 15 years, West Oak has brought together pieces of Regina’s GM history through redevelopment, including the former Frontenac and Mayfair apartment buildings, along with two former factory sites on 8th Avenue.

Long before General Motors became the global company it is today, its roots ran deep in Regina. These properties are part of that story.

It’s about preserving history, reimagining spaces, and strengthening the communities we live in.

Off market or on market?

Off-market sales are common in commercial real estate, but we’ve recently seen strong interest in that approach residentially as well.

Today, one side of our newest infill project officially hit the market while the other sold off market before launch.

As Regina continues to grow, there is increasing demand for housing that uses land more efficiently while still delivering the quality, design, and feel people want in a home.

In larger cities, semi-detached infill homes have already proven to be a smart solution, creating more housing opportunities without sacrificing thoughtful design or livability. Shared wall construction reduces wasted cost, allowing more value to go into what matters most: beautiful finishes, functional layouts, and comfortable living spaces.
