There is always that one person who has an unsolicited opinion.

My advice is don’t write off a house before you have the facts. There are numerous reasons why a home hasn’t sold - so let’s have a conversation about it.

- Is the price in line with what comparable properties are selling for?
- Has there been a price reduction?
- Have there been any offers?
- How motivated is the seller?
- Is it a rural or resort property?

So you want to be a REALTOR®…

6 things they don’t tell you on social media.

💼 You wake up everyday unemployed.
New clients don’t just fall into your lap everyday and your brokerage doesn’t dole out leads. You need to attract your own business.

💸 You have to pay to play.
Whether you sell a house or not you owe money every single month. This includes brokerage fees, association fees, website hosting, CRM fees, admin fees, and so on. You essentially need to sell one house a month to break even.

⏰ You can set your own schedule.
Yes, but….if you don’t learn to set boundaries you will be flying by the seat of your pants lucky to get a granola bar and a Tim Hortons in between appointments. New agents often get burnt out in the hustle of trying to make money and realize they have no work/life balance.

🏝️ Vacation - what’s that?
We can absolutely go on vacation and don’t have to ask anyone for permission or time off, but essentially you are just working from a different location. Real estate doesn’t stop so you have to be prepared to answer your phone, negotiate offers, put out fires, even if you have a colleague helping you out while you are away.

😭 You help clients without any guarantee of a pay cheque.
You can get a new listing and you pay for photos/videos, marketing, for sale sign installation and the seller decides to take their home off the market and you get nothing. You can work with a buyer for months - even years showing them house after house and writing offer after offer and they decide not to buy or they buy a house with another agent.

✍️ The real estate courses do not prepare you to sell real estate.
The online courses and multiple choice exams do not teach you how to negotiate offers, attract new clients, write an offer, or know anything about the construction of homes. My advice for new agents will always be to join a team and learn from a seasoned agent.

Real estate is a roller coaster ridge and if you can get through the ups and downs it is a very rewarding career. Over 18 years in and I still love what I do and can’t see myself doing anything else 💜

Buyer Spotlight: Mackenzie and Eric

There’s something incredibly rewarding about helping first-time buyers become homeowners.

When my good friend Aaron Sehn referred Mackenzie and Eric to me back in May, they were feeling what most first-time buyers do—a mix of excitement, nerves, and a lot of questions.

Matcha Monday 🍵

Today’s feature spot is Edelweiss Floral Boutique and Cafe. I have driven by their signs on Broad Street a number of times peaking my curiosity. Today I had the opportunity to stop in and grab myself a Matcha Smoothie.

The smell of fresh cut flowers fills the cafe as soon as you walk-in. It also has a large outdoor deck space that is shaded in the morning and sunny in the afternoon 💜
