💰 Benchmark price: $343,900 (up 3% from September 2025)
🏡 Homes sold: 327 (down 13% year-over-year, but nearly 15% above the 10-year average)
📦 Months of supply: 2.54
🆕 New listings: nearly 500 (third straight month of year-over-year gains)

🔎 What it means
Buyers 🛒: there is more to choose from than there was this summer. 832 homes were available at month-end, and the benchmark price eased from $348,900 in August, so you have a little more room to look around before you write an offer.
Sellers 🏷️: prices are still 3% higher than a year ago and supply is still on the tight side, so well-priced, well-presented homes continue to sell. With more listings to compete against, pricing it right from day one matters more than it did in the spring.

🔍 What to actually look at during a showing 🏠

1️⃣ Look past the staging. 🛋️ Open the closets, run the taps, flush the toilets, check the age on the water heater and furnace. Furniture is temporary; plumbing isn't.

2️⃣ Check the bones. 🧱 Roof condition, window seals, basement corners, and any cracks that step rather than run straight.

3️⃣ Stand outside for a minute. 🌇 Traffic noise, drainage toward the house, where the sun lands in the evening. You'll live with all of it.

🏦 Three mortgage terms everyone should know 📝

1️⃣ Fixed vs. variable. 🔒 Fixed locks your rate for the term; variable moves with the Bank of Canada. Neither is always better — it comes down to your budget and how you feel about risk.

2️⃣ Term vs. amortization. 📅 The term is how long your rate is locked in (often 5 years). The amortization is how long until the mortgage is paid off entirely (often 25 years).

3️⃣ Pre-approval vs. approval. ✅ A pre-approval sizes your budget before you shop. Final approval only happens once the lender sees the actual house you're buying.
